So what is Thermal Infrared and how can it help with inspections. Thermal Infrared cameras have recently been introduced that allow those home inspectors, willing to make the investment, an advantage at detecting things that can not be seen by the naked eye. Some examples are water damage behind ceilings or walls (which may have been covered up by a seller), overheated electrical wires and circuit breakers, missing insulation and air leakage (energy deficiencies).
Thermal Infrared imaging cameras use a radiant heat imaging to give a picture like the one to the right. The darker area on the image signifies a much cooler area. The difference in shading signifies different temperature variables and conditions. Areas such as these can then be analyzed and, if necessary, verified for conditions such as moisture damage or missing insulation. Without this technology, normal inspections require "visible evidence" of problems such as moisture damage behind walls, or missing insulation. The only problem with relying on seeing things is that by the time they are noticed it is too late and more times than not the "hidden" damage behind walls and ceilings goes unnoticed during home inspections because their is no external evidence of a problem.
